Full-Service Interior Design is ideal for Clients who are local to the 21 Municipalities in Metro Vancouver and considering a large project such as new build interior design, whole or partial renovation, kitchen and baths, or interior styling & furnishings. Each design project is as unique as our Clients and are tailored to individual their needs of function, accessibility, lifestyle, personal aesthetics and dreams. Our attention to detail, connection to architecturally-minded elements, quality craftsmanship and collaboration with Architectural Technologists, Contractors, and Allied Professionals leads you to a highly personalized space.

designing full-service projects with us

We work on a few signature projects per year, typically in the six-figure budget range. Full-Service projects are billed as a flat design fee paid at the commencement of each phase. A Menu of Services and Design Work Schedule is based on our Proposal. We provide a Client Portal to help manage your project because it's the modern way, it also reduces costly Client errors, maximizes our time, reduce fees, eliminates lost / forgotten communications and “systemises” the volume of decisions. We expect all of our Clients to use their Client Portal. If it's not in your Client Portal, it does not exist.

working with your qualified contractor

It’s important to understand that the design planning and work we do for our Clients is only as good as the Contractor / Builder constructing it. Hiring us during the Phase IV Design Execution is critical for us to observe construction and rough-ins. Please note that during this phase we can not make demands of the Contractor’s performance, remedy, or deficiency because their contract is with you, but we do provide field reports of our observances to you. If you do not have a Contractor, we can recommend a fit but the hiring decision will be yours to make.

1. PROJECT DISCOVERY CALL

The 1st step is to understand your project, budget, and timeline. Let’s dig-in and find your motivations so we can recommend the right services for your project.

2. Project consultation

An essential 2nd step is a 1-on-1 in-home meeting to discuss your project. A nominal fee applies. The result is a detailed Proposal for Design Work.

3. HIRE US!

Are you as excited to start as we are? We work with you to on-board you in our Client Profile where you will see your project happen. Inside is your Contract, Invoices, credit card payment processing, appointments, meeting notes and file sharing. We want you to be comfortable!

CONCEPTUAL DESIGN

4. LAYOUT + SOLUTION

With provided project site measurements, we synthesize information gathered and create layout solutions to address the needs. Each layout reflects upon architectural details, moulding + millwork, cabinetry design, lighting. The final result is a design solution.

5. product selection

From there, we source materials and finishes by gathering samples and quotations. There are some showroom meetings to select appliances and plumbing fixtures. The final result is a preliminary concept package used by Contractors to bid on the project.

6. budget submissions

An important part of determining the feasibility and value engineering for a design project is an apples-to-apples comparison from Contractors or Builders. Our analysis and research recommends a successful Contractor that both of us understand and can align with.

DESIGN EXECUTION

7. value engineering

Based on the budget analysis, we assess all the outcomes and direction to either recommend alternate materials and design solution options that align with your values - be items that affect price, function, style, or availability. The result is a solid foundation to move forward.

8. working drawings

We produce sets of working drawings that are uploaded as images in your Client Portal for you to review anytime. You can review and toggle between a Message and Deliverables, working with us as we go. We also do amazing 3D perspective virtual reality walkthroughs for you!

9. issue for construction

Depending on who’s providing permit drawings will depend on the level of detail we provide. Once approved, construction drawings + specifications are ready to transmit. The amazing part of our process is that your Client Portal has everything ready to plot and print.

10. Order + purchasing

Once an order is purchased from us, we manage the quality, shipping, delivery and installation methods from within. Our trusted trade partners work with us on production and delivery timelines. We’ll also work alongside your Contractor / Builder for timely a receipt.

11. field design review

During demolition, framing, rough-in + drywall, we coordinate our Field Design Review with your Contractor / Builder. Our purpose to ensure that the construction drawings and site are a match, and no pesky surprises or mistakes happen causing cost overruns.

12. install + DEFICIENCY

There’s just a bit more to go before final occupancy permits are issued. We walk thru the project site with you to develop a deficiency list once finishing work begins. Although we do not personally install our cabinetry, we work with the skilled installer to ensure a quality completion.
