Full-Service Interior Design is ideal for Clients local to the 21 Municipalities in Metro Vancouver who are undergoing larger projects like new construction, whole / partial renovations, or interior styling & furnishings. Our favourite projects include kitchen or bath renovations that may also adjoin or include other areas like laundry rooms, built-in wall-beds and media units, and storage solutions.
We work on a few signature projects per year, typically in the six-figure budget range, with home and business owners that are aligned with our values. During the Discovery Phase, we will provide a detailed Design Services Proposal that outlines our menu of services, investment strategy, flat design fees, and schedule of design work. If your project is remote or more budget sensitive, then you are likely a Designer Concierge Client.
OUR 4-STEP FULL-SERVICE DESIGN PROCESS:
The Full-Service Interior Design process consists of four steps. As a turn-key solution, we are very involved in your project and we have regular design meetings and several field reviews before we full-furnish and polish the spaces off. This approach allows us to manage the design project from concept to completion and applies to all types of residential and commercial projects.
Step 1: Discovery
The spaces we will be designing for you are a reflection of your lifestyle or brand values. Our process always starts with a Discovery Call where we review some preliminary intake questions and see if we will like working together. From there, a Project Consultation is a one-on-one on-site meeting with Corey and we furnish a complete intake of your projects needs. Within about a week, we will present our Design Services Proposal to you that outlines the project in a brief, accounts for an investment strategy, our scope of design services, and the design work schedule.
Although no design work is completed during this phase, a nominal charge applies to the Project Consultation. The consultation fee will be credited toward your first payment if you sign with us within 30 days.
Step 2: Conceptual Design
The greatest value that we bring to your project is in this phase. We begin by reviewing the existing documentation and researching code requirements.
From there, we develop two or three conceptual layouts that fit within the scope of the project. Our new design solution leads us to select all the fixtures, finishes, appliances, and equipment for the interior environments with a mixture of meetings in supplier showrooms and personal one-on-one presentations. Each product and design solution is uploaded into our Client Portal for your use where you may flag or approve.
From here, the conceptual design package is ready to present to Contractors for tender.
Step 3: Design Execution
After the conceptual design, we dig into the details of the project and begin to produce working drawings. You will see less of us here, but that does not mean we are not working hard. The design documentation phase is complex and multi-layered. We integrate all the layouts, sketches, and concepts we had before into a set of well-planned and detailed large paper plotted sheets and a project binder.
The result is a construction drawing package that contains the floor plan, construction and demolition plan, lighting and power plan, interior elevations, and detail drawings with schedules and annotations.
From here, your Contractor prepares the final construction budget and schedules construction and files the building permit application.
Step 4: Design Administration
Before demolition, we included a pre-construction walk-thru with you and your Contractor in our design services. This is an important meeting that can not be omitted, skipped, or otherwise forgotten.
From here and once construction commences, we offer a pay-per-use fee structure for additional meetings, revisions, and field reviews that ensure the construction is conforming to the design plans we produced for you and address any revisions needed. Although some Clients elect not to schedule these meetings, our experience is that our field reviews catch costly errors that could otherwise have been prevented and lift the burden of reviewing details from an inexperienced Client.
The final result is delivery and installation of furnishings for the big reveal!
